The county's housing stock ranges from early twentieth-century houses to brand-new construction.

In established communities I frequently pay close attention to aging electrical and plumbing systems, roofs, drainage, foundations and renovations completed over many decades. In newer developments, installation quality, grading, decks and builder warranty issues become more prominent. Waterfront and low-lying areas add another set of moisture and drainage considerations.

A new house still needs an independent inspection.

Baltimore County still has meaningful new-home activity, but it is scattered across a very large county. Much of the growth is attached or multifamily rather than large new subdivisions of detached homes.

The state of the Baltimore County market

A home inspector’s perspective, by Stephen P. Sinnott.

A county made up of very different markets

Towson and Timonium do not behave exactly like Catonsville, Perry Hall, Owings Mills, Dundalk, Essex or the northern rural areas. Buyers can choose among older established neighborhoods, newer subdivisions, waterfront communities, townhomes, condominiums and rural properties without leaving the county.

Location and employment

Baltimore County surrounds Baltimore City and sits astride I-95, I-695, I-83 and major commuter routes. Towson University, county government, healthcare systems, retail and professional services are important locally, while the broader Baltimore-Washington corridor expands the employment picture considerably.

Schools and community

Because the county is so geographically diverse, buyers should research the particular community and school assignment rather than treating Baltimore County as one uniform market.

My outlook

Baltimore County's size, location, employment access and variety give it resilience. I expect desirable, well-maintained homes to continue attracting buyers, while houses with significant deferred maintenance will face more scrutiny in a market where buyers are increasingly conscious of repair costs.

Real estate markets change, but the fundamentals of a community usually change much more slowly. My approach is to look beyond a monthly sales number and consider why people want to live in the area, what supports employment and what buyers are actually purchasing when they walk through the front door.
