Anne Arundel County requires attention to the property's setting. Waterfront and near-water homes can have moisture, drainage, bulkhead, crawlspace and corrosion concerns that do not show up the same way inland.
Older Annapolis-area homes present historic-building issues, while Crofton, Odenton and other growth areas contain substantial newer construction where pre-drywall, final and warranty inspections can be valuable.

Annapolis, Severna Park, Arnold, Crofton, Odenton, Gambrills, Pasadena and Glen Burnie each attract different buyers, but the county's central location is a common advantage.
Fort George G. Meade is one of the region's largest employment centers and includes the National Security Agency, U.S. Cyber Command and numerous defense organizations. BWI Marshall Airport is another major employment engine, and residents can also reach Baltimore, Columbia and Washington. That diversity is a major support for housing demand.
Schools matter greatly in many Anne Arundel communities, but lifestyle is equally important. Boating, waterfront access, Annapolis and proximity to the Chesapeake Bay create demand that is different from many inland counties.
With Fort Meade, BWI, Annapolis and access to both Baltimore and Washington, Anne Arundel County has a remarkably broad economic foundation. Waterfront demand and limited land in established communities add another layer of support, although affordability will remain a challenge.
Real estate markets change, but the fundamentals of a community usually change much more slowly. My approach is to look beyond a monthly sales number and consider why people want to live in the area, what supports employment and what buyers are actually purchasing when they walk through the front door.
